Selling a home in Utah: the steps from listing to closing

Selling a home is a series of steps, and in Utah most of them follow the same pattern. Knowing what comes next makes the whole thing calmer. Here is the usual path, from the first conversation to the day you hand over the keys.

1. Price and plan

It starts with a look at what similar homes nearby have sold for and what is for sale now. Because Utah is a non-disclosure state, those sale prices come from the multiple listing service rather than public records. Together with your agent you set a price, a timeline, and a plan for any repairs or touch-ups worth doing first.

2. Prepare the home

Small things often make the biggest difference: clearing clutter, fresh paint where it is tired, fixing what a buyer's inspector would find, and making the yard look cared for. Then come the photos, the video and the listing description. Most buyers see your home online before they ever see it in person, so this step matters.

3. Go on the market

The listing goes live on the MLS and from there to the websites buyers use. Showings and open houses follow. Feedback from early showings is worth listening to; it tells you how buyers see the home and the price.

4. Offers and the purchase contract

In Utah, offers are usually written on the Real Estate Purchase Contract, often called the REPC. Along with the price, it sets out the earnest money, what is included in the sale, and a set of deadlines. You can accept an offer, reject it, or make a counteroffer. Once both sides sign, you are under contract.

5. The deadlines that follow

The REPC has a few key deadlines that shape the weeks after you accept an offer:

The seller disclosure deadline, by which you give the buyer your disclosures about the home.

The due diligence deadline, during which the buyer inspects the home and reviews everything. Inspection results often lead to a request for repairs or a price change.

The financing and appraisal deadline, for buyers using a loan.

The settlement deadline, when the documents are signed and the money changes hands.

Missing a deadline can have real consequences, which is why your agent keeps track of every date for you.

6. Closing

In Utah, a title company usually handles the closing. It checks the title, holds the earnest money, prepares the settlement statement and records the deed. You sign your documents, the buyer signs theirs, and once the sale records, the home is theirs. Possession, the moment the buyer gets the keys, is set in the contract and may be at closing or a little later.

What to ask your agent

Ask how they will market your home, how they will keep you updated, and how they handle the deadlines. A good plan makes every step predictable.
